Warranty Inspections


If you own a new home and your 1 year builders warranty is about to expire, you should consider having your home inspected by a professional residential home inspector. Quite often problems and deficiencies in a new home will begin showing up in the first year of the home’s life.  Having an inspection done a few weeks to a month before your warranty expires will give you time to notify the builder of items that are in need of repair. These repairs should all be made at the builders expense possibly saving you many times the cost of the inspection. If no problems are found you will have the peace of mind knowing your home is in great condition for years to come. The report can serve as documentation of the work that is required which should be covered by the builders warranty.

San Diego Infrared Thermal Imaging inspection​

Type  Imagine being able to see inside the walls of a home you wanted to buy. While we don’t quite have x-ray vision yet, the inspectors at Only Choice Home Inspections LLC. do have the next-best thing, infrared vision, via a state-of-the-art thermal imaging camera. We include this technology in every inspection at no extra charge. Being able to see the hot spots and the cool spots helps us identify conditions from possible moisture leaks to missing insulation. When water gets inside your walls, your ceilings, or your floors, the damage can be enormous. Besides warping wood, rusting steel, and rotting fabrics, moisture can open the doorway to health-destroying organic growth inside your walls. With our infrared cameras, we can quickly and accurately find the cold areas that may indicate the presence of moisture. To the left is a Thermal Image of water collecting in the ceiling of a home we’ve inspected. There were no other indications of a roof leak: (no water stains, or bubbled paint, or dripping water just a noticeable cool spot visible through the thermal imaging camera). An inspector without our technology would have missed this.

The Dangers of Electricity 
On the other extreme, hot spots can mean the potential for explosive harm to your house. Moisture is some nasty stuff, but it doesn’t compare to the horror of an electrical short-circuit that may burn your newly-purchased home to the ground. Our infrared technology may reveal any unwanted buildups of heat and sometimes even display exactly what it is that’s causing the problem. The picture to the left shows indirect heating in the ceiling which can not be seen with the naked eye.
How It Works​
Thermography shows you the difference between temperatures the same way that normal light shows you the difference between colors. On the screen of our Infrared cameras, the relative heat or coldness of surfaces can be seen clearly. Of course, a thermal camera is no guarantee that leaks don’t exist — for example, if there’s been a long dry season, any moisture from a roof leak may have dried out, preventing the camera from detecting it. Similarly, the camera doesn’t actually look through the walls or any other objects, it just shows differences in surface temperature that can indicate something is amiss on the other side. Objects like filing cabinets, dressers, or other furniture can block a thermographic camera’s image.

Just like a house a poorly maintained or old pool can be costly to restore or repair. Adding a pool inspection to your home inspection service is a great value. Pools can have significant repair issues that can be expensive to fix. Let us identify those for you. Our pool and spa inspections are very detailed, but not exhaustive.  If a pool inspection is included with a house inspection, please allow additional time for the inspection due to the additional time required to inspect and document the pool. Just like a home inspection, pool inspections are visual in nature and do not include dismantling any component.

If your home has a septic system on the property, we will perform a dye test to make sure that it in good working order for your family. If we notice anything out of the ordinary, we will document it in our visual inspection report to give you the full picture along with peace of mind.
